The land, which was being offered in two separate lots, is located in prime agricultural territory close to Junction 17 on the M7 in the townland of Meelick near Portloaise.

The holding, which was owned by Odlums, is divided by the M7 interchange. The property also contains a farmyard, which is centrally located and contains numerous holding facilities and cubicles for livestock.

Lot one consisted of 80 acres and bidding opening at €500,000. Brisk bidding saw three interested parties bid the lot the lot to €1m before attention turned to lot number two. Lot two, a circa 20-acre parcel, opened and stuck on €200,000, with three interested bidders also contesting this lot. Finally, the entire was offered out to the floor, with two keen parties competitively seeking the holding.

The entire was bided to €1.25m, at which point it was placed on the market. Further bids saw this price tag rise to €1.35, before the hammer fell.

Paddy Jordan of Jordan Town and Country Estate Agents, told Irish Country Living that he was happy with the price tag of €1.35m, considering the holding was guided at €1m. Jordan believes that there may be future potential in part development in the property due to its location.

The buyer was a farmer who had previously rented the land from Odlums.

18 acre-residential plot sells for €630,000

Also offered on the day by Jordan was a residential property with 18 acres of good-quality ground. This holding is located next to the 100 acres, however was in different ownership.

The residence, Woodville house, is a beautiful period house built in the 1800s and includes a gate lodge. It is in need of renovation but is elegant and is in a prime location. The 18 acres is top-quality agricultural land suitable for livestock. A stop-start sale, we eventually saw the hammer drop at €630,000, after Jordan stopped bidding twice to allow for consultation.

The property was originally guided at €625,000.
