A 131-acre residential farm situated in Colt, Ballyroan, Co Laois, was unsold at last week’s public auction. Although offered in three separate lots, it was the entire that commanded the most money on the day. Selling agent Joe Coogan, Castlecomer, withdrew the farm at €1.16m and entered negotiations with the highest bidder, who is believed to be a solicitor acting in trust.

After a couple of rounds of bidding, the first lot, comprising 42 acres, which has frontage onto the main Abbeyleix road, was bid to €500,000. The house and yard on 63 acres were also bid to €500,000, while the 26 acres across the road went to €150,000. This gave a combined total of €1.15m. With that, the only bidder on the entire topped the lots by putting another €10,000 on the entire, bringing the sale price to €1.16m. At this stage, Coogan withdrew the farm at €8,850/acre and entered talks with the highest bidder. It’s understood that a higher offer was submitted, but at the time of going to press no deal had been concluded. It’s believed that the majority of the interest expressed on the day was local.

Conveniently located just three miles from Abbeyleix and close to the Cork/Dublin motorway, the Colt farm came to the market with a two-storey residence in need of refurbishment and a range of traditional farm buildings, that included 112 cubicle spaces and a disused milking parlour.

The land was used for tillage and dairying, and is currently home to a suckler herd. The property was guided at €10,000/acre prior to auction.

38-acre field near Stradbally

A 38-acre field situated in Ballymanus, Stradbally, Co Laois, was withdrawn at €300,000 at last week’s public auction. However, it’s understood that a private deal was concluded afterwards for a figure believed to be in the region of €340,000.

The land, which is in permanent pasture, was bought by an adjoining farmer. Auctioneer John Hennessy, Stradbally, handled the sale.

28 acres in Westmeath sell in private deal

It’s understood that a 28-acre parcel of land with a derelict residence situated in Cooleighter, Drumcree, Co Westmeath, was withdrawn at last week’s public auction, but sold immediately afterwards for an undisclosed private figure. Selling agent Raymond Potterton, Navan, handled the sale.

Athboy parcel for sale privately

A 31-acre parcel of land situated in Fosterfields, Athboy, Co Meath, was withdrawn at €270,000 at last week’s public auction. It’s understood the property is now for sale by private treaty and selling agent Smith Harrington, Navan, is in talks with a number of interested parties. The property, which comes with a derelict residence, is currently in grass and is guided at €8,000 to €10,000/acre.
