Attractive parcel for sale in Carlow

An attractive 13.7-hectare residential farm at Curranree, Corries, Bagenalstown, Co. Carlow, is for sale by public auction. Located a short distance from the main Borris-Fenagh to Carlow road and only five miles from Bagenalstown, the property will be offered in five lots which includes over two hectares of Christmas trees.

The lots are as follows:

Two-storey house with 2.25 hectares

  • 3.78 hectares under grass
  • 5.2 hectares under grass
  • 2.5 hectares planted with Christmas trees
  • The entire property.

The majority of land is good grazing ground with a small area in need of reclamation. A river flows along one of the boundaries, providing a natural water supply for the farm. The land comes as one complete block laid out in a number of well-sheltered "handy sized divisions", all of which are stock fenced. The entire farm is eligible for cereal aid.

Two-storey residence

The residence is a two-storey house described as in "good condition" which has recently been extended from three to five bedrooms. The house comprises a sitting room with a cast iron fireplace, living room, kitchen and bathroom. Curtains and carpets are included in the sale. It also comes with oil-fired central heating and double glazed PVC windows.

The farmyard comprises a three span hayshed with a double lean-to, a lofted shed and a number of other outbuildings all in good, useable condition. A private well supplies the water to the house and yard.

According to auctioneer Seamus Somers, who is handling the sale, there has been good interest to date, mainly from around Carlow and Kilkenny, with a couple of enquiries coming from Dublin.

The auctioneer declined to quote a guide price for the property. Land in the general area, without a residence, is making from €5,000 to €7,600 an acre. The property is for sale on April 23 at 3pm in the Manor House, Bagenalstown.

12 hectares withdrawn in Wexford

A 12 hectare farm at Rathjarney, Piercestown, Co. Wexford, was withdrawn at €215,855 recently. The bidding opened at €190,000 and subsequently stopped at €215,855. The property was then sold to the highest bidder, a local famrer, after the sale.

Auctioneer Raymond Corish wouldn't disclose the actual selling price. The land, all under grass, has no road frontage and access is via a short laneway from the road. It is laid out in six separate fields, well fenced and has a mains water supply.

18.6 hectares withdrawn in Navan

An 18.6 hectare farm at Castletown, Kilpatrick, Navan, Co. Meath, was withdrawn at €335,000 after failing to reach the reserve price. Auctioneer Des Smith, who is handling the sale, declined to quote the reserve price but did say that an offer of €340,000 had been recently submitted. It is hoped to sell the property privately. This is currently under negotiation with a number of interested parties.

The land, presently under grass, is described as "good quality" and is being offered in one complete block but has no road frontage. Most of the interest originates locally.

Land in North Roscommon making in excess of €12,455/ha

Brady Estate Agents of Elphin report a thriving trade for plots of grazing ground in north Roscommon. A 13.75ha farm described as "very good land" with some road frontage at Rathcroghan, Tulsk, Co. Roscommon, was sold recently by private treaty to a local farmer. Monica Burke from Brady auctioneers did not disclose the selling price but said that land in the area is making more than €12,355/ha.

A 2.8hectare plot of top quality land at Rossmore, Elphin, made well in excess of €5,078/acre. This was the guide price for the property. The land was sold privately to a local farmer.

Meanwhile, a 20ha farm described as "excellent quality" at Carrowclogher, Strokestown, was withdrawn from auction recently. There was an offer of €241,250 immediately after the sale and, according to the auctioneers, the property is under negotiations with potential buyers from the area and from Leitrim. Monica Burke said there was huge interest in the property, which attracted a full house on the sale day.
