Large 60 ha holding situated near ‘The Commons Lock' for sale in Co Limerick
Originally a dairy farm, Basil Ruttle from GVM auctioneers is handling the sale
of a large 60.7 hectare (150 acre) residential farm at Doohyle, Rathkeale, Co Limerick. This is the first block of land of 2003 for GVM auctioneers. Currently in grass, the farm had been let out for the past 12 years and will be offered for sale in three separate divisions. Part of the farm bounds what is locally known as "The Commons Lock" or Doohyle lake offering attractive scenic views of the countryside.
103 acres with residence
The first lot comprising 41.7 hectares (103 acres) comes with road frontage onto two roads. There are two entrances - one to the house and the other to the farm-yard but off a different road. The land is described as "good dry limestone grazing" and water is supplied from both a mains line and a private well. This lot includes a two-storey farm-house, said to be structurally sound but in need of refurbishment. The residence comprises four bedrooms, bathroom, kitchen and sittingroom. The farm-yard consists of a 60x30 foot covered silage pit, a slatted 40 cubicle house, a three bay and a two-bay hay shed, a circular collecting yard and an eight unit herring-bone milking parlour built about 20 years ago which according to Ruttle, could be re-used as an active milking unit at minimal cost. This comes with a guide price in excess of €600,000.
36 acres overlooking lake
The second lot is situated across the road from the first parcel. This comprises 14.6 hectares (36 acres) and overlooks Doohyle lake which is a commonage lake. Described as "good summer grazing land", approximately 18-20 acres is very good grazing while the remainder extends down to the lake and is a little boggy. This is the most scenic parcel of the three and offers potential for building a house subject to planning. A guide of up to €200,000 is being quoted for this lot.
The third and smallest lot comprises only 4.5 hectares (11 acres) and adjoins the second lot with a dyke dividing the two. This parcel comes with its own separate access but has no development potential. Approximately five to six acres is good quality ground and according to Ruttle, this parcel would be very suited to horses. A guide of up to €50,000 is being quoted but Ruttle adds that this is hard to call.
To date, there has been a lot of local interest especially from farmers for the large 103 acre block and distant interest from Cork, Dublin and Kerry. "There are very few parcels of land of significant size offered for sale in this part of the country. We anticipate active interest especially in lots one and two", said Basil.
