266 acres with unique river setting on the market in Co Waterford

By Shirley Busteed

One of the bigger parcels of land that auctioneer Christy Buckley, Ballinahassig, Co Cork has handled to date this year, comprises a large block of 107.6 hectares (266 acres), non-residential, of quality arable land located at Camphire, Cappoquin, Co Waterford.

The parcel is unique in that both the Bride and Blackwater rivers meander around the land giving substantial river access to the property and a never failing natural water supply. Shaped in the form of a triangle, the farm bounds water on two sides while the third boundary comes with good frontage onto a public roadway. According to Buckley, the property not only offers excellent agricultural potential, but also comes with ample scope for development of a golf course, hotel, horticultural farm or sporting facility especially in the form of water sports. The property is for sale by private treaty and comes with a guide price of €€8,000/acre. The vendor is continuing to pursue farming on another parcel of land elsewhere.

Set out in a number of large easily worked divisions that are currently in grass, the farm is in one block and comes with 97 acres of eligible land. A centre roadway gives easy access to all divisions. In the event of potential flooding, a Dutch style drainage system comprising dykes and three sluice gates is in full operation to protect part of the farm from flooding - the remainder of the land is not subject to flooding. The property is low-lying and is described as "very good quality"

The holding is overlooked by Strancally Castle Demense and offers a tranquil setting with views of mature woodland, located only four miles from Cappoquin and Lismore, six miles from Tallow and 20 minutes drive from Youghal.

To date, there has been interest from a number of golfing related parties. It is anticipated a large block of land such as this will attract active interest.
