Michael Dorgan Auctioneers, Mitchelstown, is handling the sale of a 30-acre non-residential parcel of land on the outskirts of Mitchelstown at Cloonlough, Co Cork.

Bounding the Stag Park and Ard na Greine developments, this block of land offers obvious development potential going forward and is likely to initiate interest from builders.

Currently in grass, the land is laid out in four fields that lie adjacent to mains water and sewage and are only a short distance away from junction 12 and 13 of the M8 (Cork/Dublin) motorway.

It also has a nice section of road frontage onto the Glanworth road.

For sale by private treaty, the property is guided at excess €400,000.

It’s understood that interest has emerged from farmers, investors and developers over the past few weeks.

Tipperary land averages €12,600/acre

A 41-acre non-residential parcel of land at Ballybrado, Cahir, Co Tipperary, sold for almost €12,600/acre at auction last week.

The land, which is described as “very good quality”, is currently in stubble and generated a brisk round of bidding from two local farmers. Selling agent Pat Quirke from PF Quirke & Co, Clonmel, took a high opening bid of €450,000. Moving in €10,000 increments, the bidding progressed to €510,000, at which stage Pat declared the farm on the market.

Another €5,000 sealed the deal for one of the local farmers at €515,000. This works out at almost €12,600/acre.

A 12.5-acre parcel of land at Ballinglen, Co Wicklow, was offered in two separate lots at the recent public auction. The first lot comprising 11.5 acres attracted three bidders and was knocked down to a local farmer for €130,000 (€11,300/acre).

The second lot of circa one acre was withdrawn at €8,000 but sold afterwards in a private deal for a higher figure. O’Neill & Flanagan, Aughrim and Rathdrum, handled the sale.
