52 acres in Westmeath sells after rollercoaster auction

52 acres of top-quality ground sold at auction after some persistence and patience in a rollercoaster auction recently. The two lots of the residential property, which is located at Southhill, Devlin, Co Westmeath, were held at auction by auctioneer Steven Barry of Raymond Potterton in Navan, Meath, before being re-visited and sold.

Lot number one, the residence accompanied by a 0.6 acre parcel, opened its bidding at €80,000 before heading north to €110,000, at which point the property was held. When the bidding resumed, it rose to €117,000, at which point the property was placed on the market and subsequently sold. The residence was a pretty three-bed cottage and had modern facilities.

Similarly, the second lot, which comprised of the remaining 50 acres, was also held at auction, before resuming and then being withdrawn and sold after auction. The bidding opened at a €300,000 before being held at €380,000. This parcel was subsequently withdrawn from the market at €380,000 before being sold after auction for a higher price. It is understood that a farmer with land in the area bought the property. The land is described as the very best of Westmeath fattening land with some excellent pasture.

Lively auction sees €9,000/acre for Tullamore holding

A holding in Tullamore exceeded the auctioneers expectations last week as an 83-acre residential property fell under the hammer at €748,000. The property, located at The Meelaghans, circa 2km from Tullamore, was offered in five lots including the entire. In the end, the holding was successfully sold separately in four lots for just over €9,000/acre.

It was the first lot that performed the best. Bidding for the residential holding on 21.2 acres opened at €200,000 and didn’t stop until a well-performed €356,000 was reached. Originally priced at €250,000, the property was eagerly contested, with up to four bidders and 26 bids placed before the hammer fell.

The three-bed bungalow is accompanied by 21.3 acres of fine agricultural land with duel road frontage on to the Tullamore-Geashill road. The property was bought by in trust for a local businessman. The second lot, a circa 43-acre holding of good grazing ground, sold for €176,000. Bidding for the parcel began at €150,000 and progressed steadily. It is understood that a local family involved in beef finishing purchased the land.

Third parcel sells for €11,600/acre

Local farmers also bought the final two lots offered on the day by GVM Auctioneers in Tullamore. The third lot, a 15-acre parcel, flew off the shelves at an impressive €11,600/acre. Bidding opened at €70,000, with the final price settling at €174,000 –well above the pre-auction guid price of €110,000. Three interested parties and 15 bids were placed on this holding, which was keenly contested. The land is described as top-quality grazing land with complementary road frontage to R420.

The final lot, a circa 3.5-acre parcel with road frontage, was purchased for a grand €42,000, after bidding opened at €20,000.

€750,000 for hotly contested Tippperary parcel

Almost 30 people were in attendance as the hammer dropped at €750,000 for a 33-acre residential holding in Fethard recently.

The auction, which took place in Clonmel, offered the properties in two seperate lots and in the entire. The first lot, a circa six-acre field, was bided to €75,000. The second parcel, the residence accompanied by circa 27 acres, was making €400,000. Pat Quirke, auctioneer of PF Quirke and Co, then offered the entire and bidding opened at €500,000. This subsequently progressed to €640,000. Following consultation with the vendors, all three lots were re-offered. There was no change to the first two lots, but bidding took off for the entire, reaching €740,000. A brief consultation with the vendors ensued and the property was placed on the market, with the hammer dropping at €750,000.

The buyer was a solicitor bidding on behalf of a local couple who will make a family home of the property. Pat Quirke said this is a strong price but not surprising given the quality of the property and this was reflected in the demand, which resulted in four strong bidders for the holding.
