A fine 124.8-acre residential package at Shielbaggan, Ramsgrange and Coole, Campile, Co Wexford, kicks off the spring season for auctioneer Anne Carton from PN O’Gorman, New Ross, when she places the property under the hammer on 24 March next.

Big quality farms for sale are not hugely common in south Wexford. The fact that this particular property is being offered in a number of lots should grab the attention of any potential local buyers who are on the lookout for an excellent-quality parcel.

Set out in three blocks, the property has been let out for tillage for a long number of years and has been very well maintained by the tenant farmer. Hedges have been neatly trimmed back over the years and the land is has been kept in excellent heart.

Located in a progressive farming area that features a vain of excellent-quality land, the farm is currently rented out until 31 August 2017 but will be available to the purchaser after this.

A turn for Campile off the Duncannon line brought me to the first block, comprising a lovely circa 26-acre parcel at Coole, Campile. Laid out in three nice fields, this particular parcel is currently sown to winter cereals (after beans) and comes with a substantial amount of dual road frontage that extends up to Coole Cross Roads.

About two miles away, just off the main Ferthard/New Ross road, lies the house and remaining circa 98.8 acres set out in two blocks at Shielbaggan, Ramsgrange. At one side of the road is a super 13.6-acre parcel laid out in just two fields. Currently in stubble, this lot comes with good road frontage and would make a wonderful addition to any existing farm enterprise or indeed as a hobby enterprise.

Accessed from a shared entrance, the house and yard are situated directly across the road on the remaining circa 85.2 acres. Also in stubble, this section is laid out in circa five fields (one field is circa 50 acres in size) and comes with a nice bit of frontage to a county road. It’s likely that this will be ploughed and sown to a spring crop in the coming weeks by the tenant farmer.

Situated well in off the road, the residence is a traditional farmhouse that hasn’t been lived in for a number of years and requires complete refurbishment. Farm buildings are traditional and include a five-bay hayshed with lean-to, two open silage pits, machinery shed and a range of other outhouses.

For sale by auction on 24 March next in the Brandon House Hotel, New Ross, auctioneer Anne Carton will offer the farm in four lots that include 26 acres at Coole, 13.6 acres at Shielbaggan, the house and yard on circa 85 acres at Shielbaggan, and the house and yard on a total of circa 98.6 acres, respectively. The entire is guided in the region of €11,000 to €12,000/acre.
