The volume of land recorded on the market in Donegal for 2019 was much higher than in previous years. Some 2,283ac were offered for sale and almost 40% of those sold. In contrast, there were 371ac recorded on the market in 2018.

However, recorded prices fell by 20.8%, the biggest percentage drop in any county. The average price for Donegal in 2019 was €6,089 across 21 transactions. This ranged from €921/ac to €21,538/ac. This range is fairly typical of the market in Donegal, where hill grazing sells for much less than the more fertile tillage land. At the upper end of the scale, price was influenced by the presence of good farm infrastructure. The lower end of the scale is more typical of the land in the west of the county.

Sheep farmers accounted for 50% of sales, followed by mixed farmers at almost 30%. Some of these would also have a sheep enterprise.

In the main, sheep buyers purchased land at below the average price for Donegal, as they purchased land in the west of the county that included hill grazing and commonage rights. However, this was not always the case. Some of the mixed farmers that purchased land acquired property for around €3,000/ac.

Donegal is unusual, in that the average price for land parcels less than 40ac (€5,662/ac) is lower than that for over 40ac (€6,943/ac). There were 10 farms on the market that were over 40ac in size. Private treaty is the more popular option for land sales in Donegal, accounting for 15 farms that were recorded on the market.
