Longford package sells after auction

An attractive 26-acre residential holding at Lismagooneen, Edgeworthstown, Co Longford, was unsold at last week’s public auction. Despite having five interested parties in the room, selling agent Paul and Dillon Murtagh from Murtagh Bros, Mullingar, withdrew the property at €280,000. Private negotiations ensued and a successful deal was agreed at a higher figure with a young person who has farming interests in the area. Described as a “lovely, tidy place”, the property came with an old farmhouse that requires refurbishment and some outbuildings.

Over €16,500/acre in Co Tipperary

A 35-acre land parcel at Killaloan, Clonmel, Co Tipperary, sold under the hammer last week for €580,000. Despite a slow start and an opening bid of €250,000, the sale price gradually progressed to €440,000 with the help of two interested parties. After a short recess, selling agent John Stokes from REA Stokes and Quirke, Clonmel, declared the land on the market at €440,000, at which stage things really took off. The two main bidders released the shackles and battled it out the whole way to the drop of the hammer at €580,000.

The buyer is a farmer who owns land in the area, the underbidder was an auctioneer acting in trust. This works out at €16,570/acre, which represents a strong price for land in the area that wasn’t underpinned by any equine-based interest. Currently in stubble, the land had been let out for a long number of years and came with a small old-style residence in need of modernisation.

This follows hot on the heals of another successful auction, also handled by John, of a vacant, unfinished warehouse standing on circa 12 acres of zoned land at Tinvane, Carrick on Suir, which was sold for an exceptional price of €970,000 to a local businessman.

15 acres near Hill of Tara open to offers

A 15.2-acre parcel of land at Bellinter, Navan, Co Meath, didn’t reach its reserve and was withdrawn at last week’s public auction. Selling agent John Harrington from Smith Harrington, Navan, is currently offering the land for sale by private treaty, which is described as a “lovely parcel”. Located close to the Hill of Tara and overlooking the Skane river, the property comes with both river and road frontage, is near Bellinter golf course and has main services on the road. It is guided in the region of €150,000.

114 acres near Collon

Meanwhile, Smith Harrington along with Lisney Auctioneers, Dublin, withdrew a 114-acre grazing farm at Collon, on the Meath/Louth border, at €565,000. Elevated, the land is suited to grass only and is currently under active negotiation. It is guided in the region of €600,000.

Almost €15,200/acre

Auctioneer David Quinn, Carnew and Gorey, opened the bidding for an 11.2-acre parcel of land at Baltyfarrell, Gorey, Co Wexford, at €100,000 at last week’s public auction. Three bidders helped move the sale price into €160,000, at which stage the property was placed on the market and later sold at €170,000 (almost €15,200/acre) to an adjoining farmer. Among the other bidders was another local farmer and a part-time farmer. The guide was €130,000.

Two out of two in Laois

A 35-acre parcel of land at Kyle, Ballyknockan, Portlaoise, Co Laois, sold under the hammer for €290,000 at the recent public auction. Located at the end of a cul de sac, the property came with a three-bay slatted shed and some handling facilities and was described as “fair to good quality land”. It was bought by a local person who apparently intends to split the property with another local farmer. John Hennessy, Stradbally, handled the sale.

Meanwhile, John also sold a 17.5-acre residential parcel of cutaway bog, along with a turf bank, at Newtownbert, Athy, Co Kildare, in lots at last week’s public auction. The 17 acres of cutaway bog sold under the hammer for €28,000 to a local person. Some of this was overgrown with trees and had become a natural habitat. A small three-bed cottage on half an acre made €111,000, also secured by a local, while a two-acre turf bank (of which three-quarters was left to cut), was knocked down at €5,000 to another local.
