Interest is emerging from a variety of parties following the recent launch of a superbly located 140-acre farm within walking distance of Midleton town.

The fact that the farm comes with a plethora of zonings ranging from residential and industrial to amenity and open space, is generating inquiries from those who are considering acquiring part of the farm as a future investment project. However, farmers are also raising their head given that at least 80 acres of the farm is described as “top quality arable land”.

With an address at Park South and Cahermone, the farm is accessed from a slip road (the old Youghal road) off the N25 Cork/Rosslare road and borders the famous Midleton Distillery. With the exception of a circa 15.76 acre field located at Cahermone, the primary section is laid out in one circa 124-acre block at Park South. Around 41 acres of this are in stubble and circa 71 acres in grass, while the remaining circa 12 acres, located closest to the town, would benefit from some attention. The circa 124 acres also features a derelict two-storey farmhouse and a range of attractive cut-stone outbuildings as well as some tradition round roof sheds with lean-tos. Bounding the Dungourney river, the land is bordered by mature hedges and features some fabulous mature hardwood trees. It has been rented out for tillage and grazing for a long number of years.

The 15.76-acre field (which is only a field away from the main block) is just after winter cereals and is accessed from a tarred road off the N25. This is described as “top quality limestone land” and could be offered as a separate lot.

At the moment, selling agent Eamonn O’Brien from CCM Property Network, Mitchelstown, is weighing up the interest in a bid to determine the breakdown of lots by the auction date of 21 September next. There are four different access points to the public road which may allow the farm to be sold in a range of lots.

It’s clear though that the property has already caught the attention of a range of potential buyers as a number of offers have already been submitted for both the entire and for certain segments of the farm.

Scheduled to be auctioned on 21 September in the Midleton Park Hotel at 3pm, Park South and Caherone has a broad guide price of €1.5m to €2.5m. It should make for a very interesting auction in four weeks’ time.
