An auctioneer got in touch last week telling me he had a “cracker” of a farm coming on the market. I can see why he called it that. The 102ac holding is on the edge of Clara town in Co Offaly. Some of it is top class grassland, some of it has zoning for development, it all has good road frontage.

This is another block of the land, also with good road frontage.

So all in all there will be plenty of interest and potential buyers. The sale is being handled by GVM Tullamore and the farm will be sold by auction on 9 December. The auction will be held either on the land or online, depending on COVID-19 restrictions in place in December.

The exact location of the farm is out the Kilbeggan road from Clara, the R436, just past the Franciscan Monastery. The farm is on both sides of the road here. More of the land fronts onto the R391 to Horseleap, which is a turn off to the left after you pass the Monastery. Tullamore is approximately 11km away, Kilbeggan 6.5km and Athlone 30.5km.

Auctioneer Gordon Cobbe of GVM said that the footpath from Clara town centre extends as far as this land. He also said that Clara is becoming a commuter town with its rail link to Dublin.

The farm is being offered in six lots which are as follows:

Lot 1 is 16.38ac of grassland with frontage on to both the R436 Clara/Kilbeggan road and the Clara/Horseleap road. It is laid out in one relatively square field. It is under lease until 31 May 2021.

Lot 2 is the house on 1.16ac. The cottage extends to 459sq ft. There is an entrance hallway, an open-plan kitchen and living room, bathroom and two bedrooms. It has mains water, septic tank to rear and oil-fired central heating. There is a long garden to rear. It has BER rating G.

Lot 3 is 42ac of good grassland, again with dual road frontage. It has gateways onto the Clara to Horseleap road. This ground is high and free draining. It is leased out until 31 May 2021.

Lot 4 is 41.9ac with the farmyard. Part of this land is zoned for public, community, educational and business use. It has road frontage. It slopes down towards the River Brosna on the further end. This ground has a large factory complex on one side and housing estates on the other.
