A large residential farm has come on the market in the centre of Co Westmeath near Castletown Geoghan.

The c135.5ac holding comes with a good number of big sheds.

It’s located at Rathdrishoge and is being sold by O’Meara Auctioneering by private treaty. The asking price is €1.4m.

The farm is located on the R391, the route from Mullingar to Horseleap. It’s 2.9km from Castletown Geoghan, 13km from Mullingar and 35km from Athlone.

This is a pleasant area: the big Lough Ennell is nearby with boating, fishing and other pursuits.

Those fond of walking can use the Castletown Geoghan Old Rail Trail which runs nearby.

The land for sale lies in one block and has lengthy frontage on to the R391, some 750m. It is laid out in about six main fields with good shelter from mature hedges.

This is the entrance to the farmyard which is located well back from the public road.

Much of the land is elevated and sloping. The farm is described by auctioneer James O’Meara as top quality, free draining and dry. “You could drive a car across it any day of the week,” he says.

The house and the farmyard are separate. The house sits back about 60m from the public road, on an elevated site.

The short driveway leading up to the house has appealing limestone walls on each side.

There are lawn areas at the front, on both sides of the driveway, with some shrubs and mature hedges. The house is well sheltered and not overlooked.

The house is single storey and three bedroomed. It has kitchen/dining room, sitting room and bathroom. There is oil fired central heating and water supply from a private well.

The house is in good condition, having been lived in until this year. It requires some modernising.

The entrance to the farmyard is about 450m further on up the road.

The yard is set well back from the public road, up a 450m laneway.

The sheds on the holding include a four bay round roofed hayshed with lean-to, a four bay A-roofed shed and a four bay single lean-to shed, plus open concrete yard area.

This cattle handling unit is on the land.

James O’Meara is offering the farm in lots. Lot 1 is the house on c1ac. Lot 2 is the c134ac of land. Lot 3 is the entire.
