Handled by Thomas Potterton of REA TE Potterton in Trim, a large turnout attended the public auction in a sale that gathered a lot of attention. The 39-acre residential property was offered in five lots in total, with deals reached on lot two, three and four.

The lots

The first lot was the house on circa .75 of an acre, which had an opening bid of €200,000. With no further bids, the property was held by the auctioneer. Lot number two was a circa 11.5 acre holding, and bidding for this lot opened at €70,000. Two interested parties drove bidding up until it was held at €95,000.

Lot number three consisted of a combination of the first lot and second lot, the residence and 12.5 acres. With €295,000 to beat, bidding opened at €269,000. Two bidders competed for this lot until it reached €337,000, at which point it was placed on the market.

The hammer fell at this point, as no more bids were placed. It is believed the property was sold to a local buyer. Extraordinarily, this holding finished up at almost €27,000/acre.

The fourth lot was a circa 16.5-acre non-residential parcel of land situated at Newtownmoynagh, Trim. These lands, which are of excellent quality, are situated a short distance down a cul de sac. There was extensive interest prior to auction shown by individuals in the equestrian industry and this materialised at auction, with three interested equine parties bidding on the parcel.

Opening at €100,000, the holding reached €180,000 and was subsequently put on the market and knocked down at €185,000 to an adjoining landowner. This parcel finished just over €11,200/acre.

The final lot was located at Killaconnigan, Ballivor, and consisted of 10.5 acres of good-quality ground. Opening at €50,000, the property rose swiftly up in price as four interested customers battled for the holding. Eventually, it was placed on the market at €76,000 and was subsequently sold under the hammer at €86,000 to a farmer who is understood to have land in the area. This holding finished up at just under €8,200/acre.

In total, €608,000 was made on the three lots, equating to €15,400/acre.CL
