A 165ac farm of top-notch land with a period farmhouse has come up for sale in Co Kildare. It’s Castleroe House, Kilkea, in the south of the county.

It will be auctioned by Jordan Auctioneers on Thursday 29 July.

Location and land

The location is midway between Athy and Castledermot – a progressive farming area with really good land and a lot of tillage.

Currently, half of the farm is in tillage and the balance in grass.

The land is the stand-out feature of this farm. Currently, half of the land is in tillage, half in grass. The farm has been rented out for some years and has been well maintained.

The entrance to the farm is by this recessed gateway.

The property also has a lot of road frontage as two public roads run through the 165ac. This means there is full access to all parts of the farm, year round. There are nine main fields. There is also a number of mature trees on the farm.

House and yard

The house and yard are together, set back from the public road and surrounded by mature trees. The house is two storey and 155sq m (1,668sq ft) in area. Downstairs there is a kitchen, dining room, drawing room and living room. Upstairs there are three bedrooms, each with a fireplace.

Castleroe House has three bedrooms.

Behind the house is a courtyard with cut limestone coach house, stables and outbuildings. The farmyard is old style with a hay shed and a number of old stone outhouses.

The farm is in a convenient area. Castledermot is 6km away, Carlow 11km and Athy 12km. The M9 (junction 4) is a 10-minute drive away.

There is a courtyard with old cut stone buildings behind the farmhouse.

According to Clive Kavanagh of Jordan Auctioneers, the land is classified in the soils map of Co Kildare as ‘Fontstown Series’ which is described as ‘top-quality land’, found predominately around Athy and its hinterland.

The farm will be offered in six lots. Lot 1 will be the house and yard on 13ac and it is guided at €400,000.

Lot 2 will be 80ac in tillage, lot 3 will be 20ac in grass.

Lot 4 will be 39ac in grass, fronting on to the River Greese. Lot 5 will be 10.5ac in grass and lot 6 will be the entire. The guide price for the land is €12,000/ac.

The auction is scheduled for Thursday 29 July at 3pm with the venue and final arrangements dependent on COVID-19 restrictions.
