A large 171-acre block of land located at Ballyconlore, Inch, Gorey, Co Wexford, is another one of a series of large farms currently up for grabs in the county. The residential holding includes a period farmhouse, with a series of stone outbuildings also in place. The residence itself is set back from the road, on a private tree-lined avenue, and offers total privacy.

The land has been in a mixture of tillage and grassland over the years, and has extensive road frontage.

The farm is being offered in the entire, but it’s also up for sale in a number of smaller lots – which will make it a more realistic option for many neighbouring farmers.

The first lot extends to 39 acres and is currently laid out in three, inter-connecting fields. The land is all in grass and has approximately 800m of road frontage along a local road.

The second lot is a smaller seven-acre parcel that is accessed from a private lane. Originally this plot had a residence, which is now in ruin. The majority of the parcel is in grassland, while the river Inch runs along the border.

The third lot has some of the best land of the entire, extending to 34 acres and laid out in one large field that is all in tillage at present.

Lot number four forms the centerpiece of the property and encompasses 27 acres with the period residence.

The house does need renovation and has not been lived in for many years now. This lot is guided at €350,000.

The largest of the lots on offer is number five, which is made up of 45 acres split into three fields. Two of the fields are currently in tillage, while the other is in grass.

The final lot is made up of 18 acres and encompasses two interconnecting fields currently laid out in grass, with 200m of road frontage on this parcel.

The farm is located 10km away from both Gorey and Arklow, and only 2km away from Inch village.

Warren Estates is looking after the sale of the property, which is going up for public auction.

The sale takes place on Thursday 22 August at 3pm, at the Ashdown Park Hotel in Gorey, Co Wexford. The guide is €1.9m, or over €11,000/ac for the entire. CL
