John Early is gearing up for a big summer and two farms that have come to the market in the last week have kickstarted this.

The first is a 46-acre residential holding in Bushfield, Castleplunkett, Co Roscommon. The second is a 43-acre spread in Creeve, Mount Temple, Athlone – the Westmeath side of the border. Both are manageable, affordable packages and if recent demand for such holdings is anything to go by, interest should be relatively high.

The land and house at Bushfield are being offered by private treaty. Offered in five lots, including the entire (lot one), the total guide is €300,000. The residence itself is traditional homestead that stands at just over 1,000 sq ft. It is a part of lot two, and is accompanied by one acre of ground. It’s valued at €60,000. Lot three is over 19 acres and guided at €140,000, lot four is 17.5 acres and is guided at €60,000, while the fifth and final lot is over eight acres and guided at €40,000.

The 43 acres at Creeve are predominantly of good quality, with some heavier lands. Laid out in one block, it has frontage on to three roads. The lands in question are well fenced and have a good water supply. They are laid out in four paddocks. The guide is €325,000, or €7,200/ac.
