A 69ac farm with a house and a basic yard as well as good road frontage has come on the market near Cootehill in north Co Cavan. It will go for public auction on 23 April – online – and the sale is being handled by Raymond Potterton Auctioneers.

The farm is at Carolina, which is about 2.5km outside Cootehill in the direction of Ballybay. There is plenty of good grassland in the area. Any elevated or higher ground can be very productive. It’s also a scenic area with a number of small lakes in the locality.

Accessible land

The land for sale is in permanent pasture. There are eight fields near the house, lying on both sides of a local public road.

A public road runs along the main portion of the land, centre. A farm lane gives year-round access to the land at the top left of the picture.

A further portion of the land then runs back away from the house and the road but alongside a shared stone laneway. This all means there is good year-round access to all the land from roadway. This strip of land is bounded on the other side by an old railway line, now disused.

Some grassland in the area is farmed intensively. The land for sale has been farmed in a more extensive manner over recent years. According to the auctioneers it would now benefit from improvement.

At the back of the farm there are views over one of the many small lakes in Cavan. The area is scenic.

Farmyard

The farmyard is at the rear of the house, set back a distance. In one block there is a large hayshed and lean-to with a silage pit. Nearby there is an old piggery. The sheds are in good working condition, the auctioneers state.

The residence

The house is one storey and compact, covering 746sq ft in area. It has been lived in until recently and is in good condition. The house was built on an elevated site and enjoys good views. It’s set back about 100m from the road. There are mature trees around it giving privacy and shelter.

Of the four bedrooms, the largest is 3.4m × 4.2m in size and has a timber floor and built in wardrobe.

Elevated land in this part of Cavan can be very productive.

The sitting room and kitchen are relatively spacious. The sitting room is 3.7m × 5.9m and has a fireplace and timber floor. The kitchen/dining room measures 3.5m × 7.6m and has a fireplace with timber surround and built in wall and floor units.

The house has oil-fired central heating and there is connection to a group water scheme. It has a telephone line and there is good broadband in the area.

The guide price on the farm is €450,000, or €6,520/ac.
