The farm, which is beside the River Awbeg, is in a mix of permanent pasture and tillage. The land is described by auctioneer Liam Murphy as excellent quality and suitable for all farming enterprises.

The farmhouse and yard are together, a short distance from the public road and accessed by a private entrance lane. In the yard there is a large machinery shed and a double cattle shed.

The two-storey farmhouse is in good condition. It has four bedrooms and features timber and tiled floors, PVC windows and doors, a burglar alarm, oil-fired central heating and double doors at the side opening from the living room to the garden.
