An 83.5ac farm with a derelict house and old farmyard has come on the market outside Kilkenny.

As large farms on the outskirts of big towns and cities don’t come on the market that often there is sure to be plenty of interest in this farm.

It’s an executors sale and the guide price for the entire is €950,000 or €11,000/ac to €11,500/ac.

There are a number of cut-stone outbuildings in the yard.

Located at Coolgrange, it goes to public auction on Friday 24 September 2021 at 3pm with the venue yet to be confirmed. The agent handling the sale is Pat Gannon Auctioneers.

Located 8km out from Kilkenny Castle on the Dublin/Carlow side of the city, it’s in a good location. The farm is just off the old main Kilkenny to Dublin road, the R712. The location is beside where the R702 branches off for Gowran. The M9 motorway is nearby with access a few minutes away at junction eight.

The farm is about 400m up a local cul de sac running off the R712, the L66921. The land lies on both sides of this public road so it has considerable road frontage.

The land on this side of the city is generally good quality. It’s largely grassland farming with some tillage. The land for sale is described as mainly top-quality grassland. The farm is divided into nine main fields. There are a large number of mature trees throughout the fields and big hedge boundaries.

The two-storey house has been empty for many years and needs full renovation. However, it is a cut limestone building with a good structural base and auctioneer Pat Gannon says it is ideal for restoration. It’s a peaceful, attractive setting.

The land on this side of Kilkenny city is good-quality grassland with some tillage.

The outbuildings similarly date back to the early 1900s or further and also feature fine cut-stone walls and slate roofs.

They have not been in use for many years and need extensive renovation. While the yard looks overgrown now, if restored this could be a showcase house and yard.

  • Lot two will be 40ac with the farmhouse and farmyard, with road frontage. This is on the left as you go up the local road.
  • Lot three will be the balance of 43.5ac of land with road frontage. This is on the right as you go up the local road.
