A modern, beautiful residence, farm buildings in good condition and 76 acres of good-quality grazing makes the property at Tiercorke, Cormeen, Moynalty, Co Meath, an ideal prize for those on the look out for a residential property. Located in the scenic countryside of Meath, the parcel is situated circa 6km from Moynalty and 13km from Kells. It also benefits from being 15km from Junction 11 off the M3 Motorway, an appealing feature of the holding.

Offered in three lots, the holding does provide flexibility for those looking to invest. The first lot comprises of the residence on just over six acres. This lot is guided for €400,000.

Lot number two consists of the lands; with 70 acres of good Meath land guided for circa €500,000, or €7,150/acre. Considering the nature of the area, this represents a very keenly guided holding. The third and final lot is the entire. This is guided at the slightly reduced price of €875,000.

Residence

The residence is a beautiful two-storey home. Described by the auctioneer handling the sale, John Harrington of Smith Harrington, Navan, as modern and well-finished, the house has four main bedrooms. These are large double bedrooms, three of which are ensuite.

Bright, spacious and homely, the house has a large kitchen and living area, as well as a large hallway. Other features of the residence include a utility room, a family room, an entrance hall and a walk-in wardrobe, to name a few. The house and six acres make up the first lot of the offering.

Farmyard

The farmyard consists of a number of buildings, all of which have been kept in good condition. The buildings here include two, four-bay slated cubicle sheds, a two-bay slated shed, an open silage pit, two stables and an open store area.

The farm buildings were constructed around circa 30 years ago and, while not considered modern, are all kept well and in good working order.

In terms of layout, the silage pit is located to the rear of the main shed, away from the house, while one of the cubicle sheds is laid out for sheep. In terms of space, there is an area for turning heavy machinery.

The farmyard itself is located 150m from the main residence. Should a farmer wish to buy the entire, this close proximity offers convenience at calving or lambing time. The property has been farmed up to today and is ready to use when the deal is done. Kept in good condition across the board, it is a local family selling the holding.

The lands

The lands themselves comprise of 76 acres of good-quality grazing ground. Currently all in grass, the majority of the land is good quality with a few acres of a heavier nature. The farm was previously owned by a suckler and sheep farmer.

The land is divided into five large fields; however, the auctioneer has informed Irish Country Living that these paddocks could be further subdivided, depending on what grazing system is required or implemented.

All fields are well fenced and have a sufficient hedgerows to would provide ample shelter for animals. Water is provided to the fields through a private water supply, which is also connected to the house.

While currently run as a suckler and sheep enterprise, the lands would suit dairy if an expanding farmer wished to buy the second lot on its own.

While the ground wouldn’t be the highest quality Meath grassland, it certainly holds its own as a suckler and sheep enterprise.

The sale

The property was put to the market last year, but has been relisted in recent weeks. It is being offered by private treaty. So far, no offers have been placed, but interest has been cited.

Handling the sale, Harrington said: “This is an excellent family farm with a number of good-quality buildings suited to a number of different uses.”
