A former dairy farm with 88ac of good land, a house and large farmyard, is on the market in Co Wexford.

It’s at Coolatrindle, Kilmuckridge and is being sold by Savills. It goes for auction next month and the guide price is €950,000.

Coolatrindle is in the northern half of the county and close to the coast. The farm is 4km from Kilmuckridge, 6km from Ballygarrett while Morriscastle beach, over 20km long, is 6km away. Gorey is 17km away, Enniscorthy 26km and Wexford Town 30km.

The house and large farmyard are centrally placed and close to the road.

The farm for sale is good-quality land and all in one block. It is divided into six main, good-sized fields. It has been rented out in recent years and was formerly in cereals and other crops but is now in grass. The land has been well cared for and is in good condition. There is over 500m of frontage on to a local road linking Kilmuckridge and Ballycanew. Two internal farm roadways give access from the yard out to the fields.

House and yard

The house and farmyard are together and close to the road. They are well screened and sheltered by mature trees.

The house is a modern-style bungalow with three bedrooms. It has been unoccupied for a number of years and now needs renovation and repair. The floor area is 1,291sq ft (120sq m). There is a garage alongside.

The roof on the left covers the former parlour, dairy, collecting area and bulls pens. The centre building is the slatted cubicle house.

Outbuildings

The yard is very large and has two entrance gates from the public road. The buildings were erected for the former dairy operation and are mostly round-roofed sheds with lean-to on each side. The biggest building is the slatted cubicle house, with centre feed passage. Adjoining it on one side are the parlour, dairy, collecting area and bull pens, all under one roof.

Adjoining the other side are hay/straw stores and a roofed silage pit. There are calving boxes to the front of the cubicle shed.

This is the rear of the sheds. The farm roadways run out to the fields.

There are three other substantial sheds in the yard, two of them used for storing straw or hay, the third an A-roofed slatted cattle unit with centre feed passage.

The sheds in this yard are in good working condition. Building dairy accommodation of this size in 2021 would be a major investment.

The land at Coolatrindle is good quality.
