A very good-quality grass farm at Clondavin, Co Meath that hit the market recently, sold under the hammer for just over €9,000/ac. The auction, held the same day as that of the farm in Bellewstown (page 33), had the interest of two bidders to achieve this price.

Opening at €450,000 or €7,500/ac, proceedings moved along nicely and after six swift bids, the price stood at €510,000 or €8,500/ac.

At this point, the farm was put on the market and it made its way to €540,000 or €9,000/ac. Agent Stephen Barry took one more bid, before the hammer fell at €545,000.

Similar to the holding at Bellewstown, it was a businessperson with a significant farming background from the locality that bought the property.

The farm

The 60 acres here is located on the edge of Trim town itself and similar to Bellewstown, it is a grass farm.

The property is laid out in three divisions, of one larger field and two smaller divisions. It has also been rented out for the last five years and has been maintained well.

It is well fenced and has a water supply. The farm also came with a hayshed and a lean-to facility.
