A 38.24ha (94.5ac) residential farm with farmyard has come on the market at Tullyallen, Co Louth. It’s The Keerhan, at Woodmill, and it’s for sale by private treaty with a guide price of €1m. The farm will go for auction in October if not sold sooner. The agent selling it is Robert B Daly based in Drogheda.

The farm is located at the end of a cul de sac which comes off the L5604. The land straddles both sides of the River Mattock. The main portion is in Co Louth while across the river the ground is Co Meath.

The farm was formerly used in dairying – ceasing dairy production in 2000. The lands in the general area are very good quality. Much of this farm has a southerly aspect. A farm road runs through the upper portion of the lands.

The two-storey house is in excellent condition.

The land has been in grazing for 25 years and all the fields are all well-proportioned. According to the auctioneer, the soil has good fertility and hedges have been well maintained.

There is an extensive farmyard with a number of sheds including cubicle house, machinery shed and general hay sheds. Some of the sheds have been storm damaged and will need repair. The sheds include the house – an old-style farmhouse which was refurbished in the 1980s. It is two storied and the floor area is 127.5 sq m (1,373sq ft). It is in excellent order and condition. Being at the end of a cul-de-sac roadway gives the farmhouse privacy. There is no road traffic noise.

Downstairs there is a front porch, a sitting room and kitchen. Upstairs are three bedrooms and the bathroom.
