High Park sold after

A nice residential property was sold after being withdrawn from auction in Limerick. High Park, near Ballysimon in Limerick, stands on 45 acres and was withdrawn at auction at €300,000, or 6,600/ac, last week. Negotiations after the auction proved fruitful and the holding was sold for a price believed to be close to the guide of €8,500/ac, but this was not confirmed by the auctioneer.

Offered in three lots with the entire being lot three, auctioneer handling the sale Liam O’Grady, of Liam O’Grady Auctioneers, Tipperary, opened the first lot at €75,000. Lot one was the house and 1.3 acres of land. This received one bid and attentions shifted to lot two. This included the remaining land of 43 acres. There were no bids on this.

The entire was then bid to €300,000 to a separate bidder to lot one. At this point it was withdrawn. The highest bidder of the entire was a neighbouring farmer. Talks continued after the auction between the vendors and the bidder and a deal was struck.

The property is in a good location, situated approximately 10km from Limerick city. The land is of good quality, according to O’Grady. Divided into seven paddocks, it is well fenced and has a good water supply. The house is an old, traditional farmhouse that is in good condition. There was also a selection of outbuilding on the holding including a lean-to shed, a haybarn and a slurry tank.

Activity in Sligo

An auction for four separate holdings took place in Cawleys Hotel in Tubbercurry last week. Of the four holdings, three were successfully sold either at auction or afterwards, with the last holding not selling in its entirety.

The first of the four properties was located at Gortyara near Gurteen in Sligo and consisted of 25 acres.

Opening at €50,000, two bidders competed for the holding until it reached €100,000, at which point it was withdrawn. However, it was later put back to the floor at €100,000 and bidding actively took place again. It was put on the market at €120,000 and sold to a local farmer. The ground here was mixed with some good and some heavier ground. It was a roadside holding.

The second lot was 16 acres at Kilshalvey near Gurteen. This was poorer land, which consisted mainly of peat. Three bidders were active on this parcel, which opened at €20,000 and sold under the hammer at €31,000 to a solicitor acting in trust.

The third holding was a 55-acre property located in Oughlam near Bunninadden. Offered in two lots, it was sold in the entire after the auction. Before that it was bid to €90,000 before being withdrawn. Again, this holding was of mixed quality, with peaty ground near the rear of the land.

The fourth and final holding to be sold on the day was 79 acres at Bellanaleck near Bunninadden. Also split into two lots, the 10 acres sold for €75,000, or €7,500/ac, while the remaining 69 acres were withdrawn. Negotiations to seek a higher price are continuing. An offer was placed on the entire for €290,000, but this was rejected. Auctioneer handling the sales was John Murphy of Murphy and Sons, Sligo.
