One of the noticeable characteristics of farms in Cavan in 2018 was the price point that the majority of farms sold under. Last year, over 90% of the land that sold in the county did so under €300,000. With only 10% of land sold selling for over this amount, the sale of larger farms proved tricky.

This statistic would suggest that affordable farms are far more in demand here.

Cavan was not the only county that noted such a trend. Mayo and Leitrim also saw €300,000 as a cut-off point for the majority of their sales. In certain suckler-dominated areas, farmers were wary of spending too much on land. This is reflective of the tricky year beef faced in 2018 and the knock-on effect was seen in land.

For these reasons, agent Stephen Barry of Raymond Potterton has been clever with his guiding of a 63-acre grass farm, in Omard in Co Cavan. The guide for the property is €300,000 or just under €5,000/ac.

The farm itself is a lovely package. Situated close to the Longford, Meath and Westmeath border, the farm is just a 15-minute drive from Ballyjamesduff.

Containing 63 acres, the agent described the holding as a good grass farm, with all of it under permanent pasture.

It is divided into six good-sized paddocks and is served by a central farm roadway. The holding also comes with a spacious yard, which is both slatted and bedded. This turnkey holding is being sold via private treaty.
