It is seldom that old estate houses come on the market, and it is rarer that they are offered for public auction. Nestled on the lakeshore of Lough Arrow, almost midway between Carrick-on-Shannon and Sligo town, you will find Ballindoon House, Kingsborough, Riverstown. The house is just a few minutes’ drive from Castlebaldwin and is just off the main Dublin to Sligo road (N4).

While there are no signs for the estate itself, the entrance is easily identifiable by the picturesque gate house boasting striking blue windows. The driveway is a long tree-lined avenue, which in places is in need of repair and maintenance. As you drive down the avenue and get closer to the house, the lakeshore starts to become evident through the trees and just one small field from the roadway.

The residence

As you approach the end of the driveway, the avenue opens out into a roundabout directly in front of the house. The 1820s-built house offers very rare panoramic views right across Lough Arrow, one of the most breathtaking views in the area. The house itself is striking. While the house itself is not in bad repair, it does require a significant amount of work to bring it back to its former glory.

Ballindoon House is offered for auction by Wilsons Auctions on 17 October with an asking price of €825,000.

The entrance hall and inner hall are unique with high ceilings and yellow supporting pillars opening straight through to the library, a curved room giving a fabulous uninterrupted view of the lake. Either side of this room are a dining and drawing room, also with spectacular views of the lake. The wing to the left of the house encompasses a utility room, kitchen and sitting room, all of which are in need of extensive renovation and updating. Upstairs, the house has seven bedrooms in various states of repair. There are three large en-suite rooms and one smaller en-suite bathroom. The remaining three rooms are small in size.

Like all old estate houses of this vintage, there is a lower ground floor which is the entire footprint of the house. There are 11 rooms in total and a boiler room. The previous owners have started restoration work in the lower ground floor, but it is not yet completed.

The house is offered for auction with 80 acres. Approximately 40 acres of this is good grassland with the remainder in woodlands. It is understood that there is a lease in place on the lands dating from the previous owners.

Along with an amazing lake view, there is a small boathouse on the lake shore. The lands around the house also contain a stone yard with various buildings, all in need of repair and maintenance, but which could lend them well to additional accommodation if renovated.

The property is offered for sale by Celia Lamb of Wilsons Auctions on Wednesday 17 October with an asking price of €825,000.
