Waterford is a county where supply of land is tight to the market. So when a good-quality holding that is affordable comes on for sale in the county, it almost always gets attention. Cue a lovely 66-acre farm in Georgestown, near Kill. Scenic views, good-quality land and an impressive equine exercise arena, the package would suffice for a party with equine interests.

Similarly, it could also satisfy beef and dairy buyers in the area. Situated deep in an intensive beef and dairy area, auctioneer handling the sale Margaret Harty, of Harty and Company Auctioneers, Dungarvin, confirmed there has been interest from these enterprises. It would also be easily adaptable to a tillage holding. The land itself is 66 acres in total and is divided into six paddocks. Fenced throughout with paddock fencing, the holding is very secure. The fencing is kept in good condition and substantial throughout the property. There is also a good water supply in each paddock and electricity is supplied to each field. The land is currently in permanent pasture.

There is also an extensive network of internal roadways throughout the holding, which increases the practicality of the property for the buyer. The roadways are well maintained. Trees have been strategically planted around the paddocks to provide sufficient shelter for the animals. The lands have road frontage onto two roads.

Another really impressive feature of the property is circa 300m exercise gallop for horses. The gallop is in good condition and would no doubt be an attractive element for a potential buyer of equine persuasion, Harty told Irish Cuntry Living that horses have been reared and trained on the farm before.

The offering

The holding is being sold via public auction on 21 June, the longest day of the year, in the Park Hotel in Dungarvin, if not sold prior to auction. It is being offered in the entire, but Harty confirmed that flexibility can be shown if the circumstances dictate.

There are no buildings on the holding and the guide price sits at between €12,000/ac and €13,000/ac. The seller is a Dublin-based businessman with an equine interest.
