A 60ac east Cork farm at Rostellan, it is full of potential and is on the market with joint agents CCM Property Network, Mitchelstown and Ahern Auctioneers, Midleton.

According to Eamonn O’Brien of CCM Property Network, this farm is split into lots that appeal to different budgets and appetites.

If you’re after excellent tillage ground there is 35ac of good-quality ground that has been gaining annual income of €300/ac in recent years or if a renovation project is what you’re after there are two derelict buildings.

Nestled in the eastern end of historic Cork harbour, the holding located close to Rostellan and is divided by a local road that leads to the village, 2km away.

CCM property network have a holding in east Cork on the market.

It is alongside Rostellan woods forest recreation area and is 1km from Agahda GAA pitch. Midleton is a 10-minute drive away while Cork city centre is within a half-hour drive.

Speculation plays a large part in the property game and it certainly has a role to play here both in the property and agricultural sense.

On the northern side of the road there are two derelict sites on the market listed as plot A and plot B. To the rear of those is circa 24.5ac of tillage ground in one field. Similar ground in the east Cork area has been making from between €12,000-€19,000/ac in recent times. There’s a guide of €250,000 on this field.

Dwelling potential

The renaissance of rural residential holdings could play a role in this sale with two derelict dwellings on offer.

A lofted two-storey dwelling with a single storey that could lend itself to becoming a residence is the stand out in plot A. This is set on 0.75ac and also includes a hay barn with a lean-to. With a small bit of imagination there is potential for a house renovation and the option to set up a workshop on site if the purchaser wanted. This is guided at €80,000.

Lots A and B contain derelict dwellings while the rest of the land is made up of tillage ground and a marshy area.

Plot B contains a derelict three-bedroom bungalow with one bathroom set on 0.6ac. The house is set just back from the road and requires a bit of a facelift but has a good starting point. The guide price for this is in the region of €125,000.

Land type and location

On the southern side of the road, there is approximately 10ac of top-class agricultural land and circa 25ac of marsh land.

With biodiversity and environmental measures being talked up in CAP discussions, the presence of 25ac of marsh land may be viewed more positively in the agricultural sphere than it has previously. It could offer the purchaser the opportunity of owning a significant amount of a biodiversity rich land alongside a mainstream agricultural enterprise.

Backing onto the Rostellan lake, it may be suitable for rough summer grazing if conditions allowed. The guide price on the 10ac of tillage and 25ac of wetland is €100,000.

While there’s no entitlements, water or electricity on the property there is certainly more than one diamond in the rough available here.
