Auctioneer David Quinn had an auction in Tipperary in the last week, unfamiliar territory for the man based predominantly in the south east direction. In it, he sold an 86 acre residential holding located in Moonaloughra, Co Tipperary, for a total of €570,000, or €6,630/ac.

The auction took place in the Kilcoran Lodge Hotel, Cahir, Co Tipperary, on 21 March and attracted some good local interest, with over 30 people attending proceedings.

Bidding on the day started at €450,000, with two keen bidders driving the price up to €550,000. At this point, the property was declared on the market. This prompted the entrance of a third bidder, who made two bids of €555,000 and €565,000.

However, the original bidder, a local farmer, secured the property for €570,000 (€6,628/ac).

Most of the land is of good quality and free-draining, however, roughly 10 acres require some drainage improvement works, according to Quinn.

Quinn expressed his delight with the result and said that most of the attendance were from the south Tipperary and north Cork areas.

25 acres in Limerick withdrawn

Twenty-five acres in Graigue near Rathkeale in Limerick were withdrawn from auction recently.

The land, which were guided in excess of €200,000, or €8,000/ac, was withdrawn from auction at €190,000, or €7,600/ac. Bidding opened at €130,000 and two bidders competed up to €190,000, at which point no further bids were received and the property was withdrawn from auction by auctioneer Tom Crosse.

It is believed that the highest bidder was a mixed farmer dealing mainly with beef. The lands themselves are predominantly good quality, with a third of the land in need of work.

The property has been leased out for the last number of years, with the current owners moved away from the locality.

71 acres for auction

Also being offered by Tom Crosse is a 71-acre package located at Clareen near Cashel, Co Tipperary, for auction on 11 April. The 71 acres are divided into two lots. The first of these lots is a 33-acre parcel with an older, single-storey farmhouse that is need of repair. The second lot is 38 acres of naked land, with no buildings or residence. The package is not offered in the entire.

The lots

The first lot is of very good quality, according to Crosse. Guided for circa €375,000, or just over €11,300/ac, the parcel is located in strong dairy and equine country. Lot one has been leased for the last number of years to a local farmer.

Laid out in five paddocks, the holding is well fenced and has a mains water supply.

Similarly, lot two is also well fenced and has a mains water supply. Located adjacent to lot one, the land is not as good quality as lot one, but it is still good grazing ground. The land is heavy in some parts, however, and needs some work.

The lands are being sold on behalf of the late John Burke, deceased, and have been leased out for the last number of years.

According to Crosse, there is local interest from equine and dairy farmers. The sale is being jointly handled with Cashel Livestock and Property Sales.
