One of the biggest farms to come to market in 2021 is going for auction this month. It is the 248ac Ringtown House at Castlepollard, Co Westmeath which is being sold by Murtagh Bros.

The holding consists of a substantial three-bedroom farmhouse on a block of 197ac, overlooking Lough Derravarra, and two outfarms located a five-minute drive away totalling 51ac.

All of the land is in permanent pasture. The farm has been run as a beef operation and the land has been well maintained.

Fields are fenced and swards are clean.

The holding goes for auction on Thursday 27 May at 3pm on the LSL platform. The guide price for the total is €2m. This is an executor sale.

Land type

The location is in the north of Westmeath. Ringtown is about 17km from Mullingar and about 7km from Castlepollard. There’s good land in this area. The farm for sale is elevated over the lake and is free-draining ground. This main block of 197ac is laid out in four large fields which have great views over the lake.

The entrance to the farmyard and farmhouse is on local road L5730 which branches off the R394 Mullingar to Castlepollard road. The holding has about 225m of road frontage here. A long driveway runs from the road up to the house. This means that the house has great privacy.

Farmyard and buildings

The farmyard consists of both straw-bedded and slatted cattle accommodation, a hay barn, a silage slab, two loose boxes and a cattle crush.

The house is two storey and was built in the mid-19th century. It is in good condition.

The farmhouse is mid-19th century and two storey. Downstairs there is a drawing room, dining room, breakfast room, utility room and the kitchen with an oil-fired Stanley stove.

Upstairs are the three bedrooms and bathroom. The windows are double glazed and there is oil-fired central heating and an alarm. The house is in good condition but needs modernisation.

The two outfarms are located in the direction of Castlepollard, on the L5742. One is 20ac, laid out in one large field. It is fenced throughout and has a cattle loading pen. The other is 31ac, laid out in a number of large fields, and is again well fenced. Both of these blocks have road frontage.

The farm will be auctioned in three lots. Lot 1 will be the farmhouse, farmyard and 197ac. Lot 2 will be the 20ac block and lot 3 the 31ac block.
