The average price in Carlow has dropped below €12,000/ac for the first time since 2017. Both the number of acres (-36%) and the number of farms offered to the market fell. In fact, Carlow had the lowest land supply in Ireland for 2019.

The number of acres actually sold only dropped by 7% to 549ac. The number of transactions was also similar to the year before.

With an average price of €11,921/ac, Carlow remains in the top 10 most expensive counties for land.

Prices ranged from €7,816ac to €20,714ac. It bucks the national trend, as the average price for parcels of land over 40ac stands higher (€12,029/ac) than for parcels smaller than 40ac (€11,873/ac).

Auction

Auction was the most popular method of sale in Carlow last year, with 12 auctions advertised. Just half of them managed to sell under the hammer. Of the six that were withdrawn, half of them sold during negotiations on the day after the auction and two sold within two weeks of the auction.

The highest price per acre in Carlow was €20,714/ac, which was achieved at the auction of some 36ac at Graiguenaspidogue. However, this would have been influenced by the presence of a house on the property.

Meanwhile, the highest sale in terms of overall value was also at auction, where €905,000 was achieved when a 65ac farm near Bagnelstown went under the hammer to a dairy buyer.

Just six of the 21 properties that were put on the market in Carlow last year were over 40ac and none of them exceeded 100ac.

In terms of buyers, dairy farmers, mixed farmers and business buyers were all equally active in the market. However, dairy farmers accounted for the highest number of acres bought.
