A single block of 145ac, with road frontage, on the edge of a large, expanding town is up for auction. That’s a property that will catch the eyes of many potential bidders, some farmers as well as those with an involvement in the construction sector.

The town in question is Mullingar, the farm in question is at Grange and Rathcolman, on the west side of the town.

The land is just off the Mullingar to Ballymahon road (the R392) on the L1137. It has access from the main road (the R392) via a right of way and access off the local road. Auctioneer Andrew Duncan of DNG Duncan said that about 50ac of the total is very good land, another 30ac is marginal and the balance of 65ac has been neglected and needs improvement. However, it’s by no means bad land.

“Part of this land has development potential,” he said.

“There’s no zoning on it at the moment – a portion of it was zoned but was subsequently dezoned. But, in time, a portion of this land will go for development.”

The holding has about 1km of internal gravel roadway which is “good enough to drive a car on,” according to Andrew.

“You can access every field and division off this roadway, so it’s easy to work,” he says.

Andrew said that he is not quoting a guide price for this property at the moment. It will be sold in one or more lots by DNG Duncan at 3pm on 17 September.

It will take place in the Greville Arms Hotel in the town.
