The farm is located near Portroe at Landsdown.

It’s an interesting location – Nenagh is just 12km away with its access to the M7 motorway.

In the other direction is Lough Derg, with the various attractions presented by the River Shannon.

There is good access out to fields by a central roadway.

The farm is also just 2km from Portroe, located along the R494 and then up a side road. Garrykennedy, on Lough Derg, is 4km away.

Land layout

The land is in one block and divided into about 12 main fields. It has frontage on the local road. Two thirds of the land – 103ac – is described as top-quality grassland.

Most of the land is top-quality pasture land.

The other third – 49ac – is described as medium-quality grazing land. Part of the farm overlooks Lough Derg.

    The farm will be offered for sale in lots by public auction in the sales room of Sherry FitzGerald Talbot on Thursday 5 May at 3pm, unless previously sold. The lots and guide prices are as follows:

  • Lot 1 – the house, outbuildings and 5.93ha (14.65ac) with guide price of €398,000.
  • Lot 2 – 20.07ha (49.5ac) of medium quality land with guide price of €495,000.
  • Lot 3 – 41.99ha (103.75ac) of top-quality pasture land with guide price of €1.058m.
  • Lot 4 – the entire with guide price of €1.9m.
  • Auctioneer William Talbot said that there has been good interest in this farm including from outside the area. “It’s hard to get a single block of land of this size,” he said.
