A townland covering 141.5ac, is for sale in Co Limerick. The farm, with farmhouse, yard and sheds, is outside Ballyneety, and the townland is called Rossard.

“It’s the complete townland,” says auctioneer Billy Gabbett of John Shaw Auctioneers in Limerick. “There was never a perch sold in or out.”

The is good grass-growing land.

It’s not that common. Most farms take up a portion of one or maybe portions of two townlands. This grassland farm is, of course, therefore in one block.

There is a stone lane into the house and yard.

To find the farm, when travelling out from Limerick, take a left turn at Ballyneety, go 2km, and take the first turn left at Ludden Cross. Go 1km further to the end of the road and the farm entrance is there.

The location will appeal to many people. The farm is 2km from Ballyneety, just 9km from Limerick and 24km from Kilmallock.

The farm is laid out in 14 medium-sized fields, with good boundary fencing, and good shelter for stock. The majority of the land is top-quality limestone land, the remainder is more low lying. This lower lying land is very fertile and will grow huge volumes of grass in a dry time, when other land starts to burn up.

The gardens are quite large.

The farm is currently being grazed with beef cattle. The agents say that the lands in the Ballyneety and surrounding areas are renowned for their fattening qualities.

The property is approached by a gravel driveway running to the house and farmyard. There are mature trees to the side of this avenue, adding to its appeal.

The outbuildings include a five-bay hay barn with lean-to, cattle cubicles, silage slab, and cattle handling chute. The main shed is in good working condition. There are large concrete working and turning areas to the sides of this shed. Water supply is from the mains and the supply is piped out to troughs throughout the farm.

The old stone outbuildings beside the house are in fair condition.

In a separate yard, at the back of the house, there is a range of old cut-stone buildings with slate roofs. There is a large concreted yard here which serves car parking at the back of the house.

The farmhouse is a single-storey period residence with plenty of character. It covers about 1,500sq ft so it’s well sized as a family home. It’s in structurally good condition but needs modernisation.

Inside there is an entrance hallway, a drawing room, dining room, kitchen, bathroom and four bedrooms. There is oil-fired central heating.

This is the five-bay hay shed with lean-to off it.

The gardens consist of lawns and shrubberies at the front and side of house. There is a nicely pebbled parking area at the front of the house, divided from the grass lawn by stone edging.

The farm is for sale by private treaty and it’s an executors’ sale. The guide price is €1.2m. Hickey O’Donoghue Auctioneers, also based in Limerick, are acting as joint agents.
