A quality farm in Garranard, Crossmolina, north Mayo, is hot on the market and local farmers are taking note. The 65-acre holding includes a house in a good condition and farm buildings. It’s guided in its entirety for €375,000, or €5,700/ac. However, Karl Fox of Fox and Gallagher Ltd in Ballina, Co Mayo, is offering the package in lots.

The first lot contains the house on a 1.5-acre site. The two-storey building is kept well, has four bedrooms and is 1,400 sq ft in total. This lot also comes with a number of farm buildings, including a three-bay haybarn with lean-to, as well as a four-bay shed which was once used as a wood-turning facility. An executors sale, the previous owner, Edmond Burke, was a carpenter.

The second lot is a 19-acre parcel. Regarded by Fox as the jewel of the property, this field is elevated, free-draining, limestone soil. This lot contains equal amount of road and river frontage. This would be an ideal holding for productive beef grazing.

The third lot is almost 17 acres. Containing nearly 400m of road frontage, this parcel wouldn’t be as fertile as lot two.

Lot four is 28 acres. Consisting of 4.5 acres of good-quality land, the remaining 23 acres are of mixed quality, with some heavier and rough-grazing patches. This holding is located across the road from the house and lot two. What is interesting is the difference in land quality of parcels located within 100m of one another. In many respects, this farm is a perfect representation of how varied land quality can sometimes be.

The fifth and final lot is the entire and this is guided at around €375,000, or €5,700/ac. This price is just below the county average of just under €6,000/ac. According to Fox, the farm is generating interest among local part-time farmers in the region. Looking at the size of the lots, it may suit this type of farmer.
