An arable Wexford farm, in a renowned area is going to hit the auction room later this month. On May 23, the 79 acre residential farm in Rathnure, near Enniscorthy will be offered for sale, and expectation is already rising.

“There is interest already and the expectation around the area is high”, says Clive Kavanagh of Jordan’s Auctioneers. “It is an executor’s sale so people in the area would have known that it has been coming to the market for quite some time. Locals have been preparing for it and enquiries from locals are strong.”

According to Kavanagh, the basis of the interest is simple. Both the location and quality of the property is top class. The farm is situated in a renowned agricultural area in the village of Rathnure, with the edge of the farm fronting onto the village itself. The quality is evident. The ground is arable and has been in tillage for a number of years. The residence on the farm is in need of renovation if it wants to return to its former glory, but its location close to the village would mean this possibility may be an attractive option for a young couple.

The house itself is a 2,500sqft, two storey farmhouse containing four bedrooms. The house contains a rear extension and is situated on an elevated site.

It is approached via a tree lined avenue and is set back from the road. Located inside the main entrance is an old gate lodge/ cottage which is in need of renovation but would be ideal for replacement at a future date, according to the auctioneer.

There is also a traditional farmyard located to the rear of residence containing a number of old sheds and derelict outhouses under a partial concrete and gravel base. The house, yard and six almost seven acres of land makes up the first lot of this package. This is guided at €250,000.

The land

While the land is very good quality, it has not being sown since May 2018 and it is currently in stubble. The lands are divided into eight divisions and is laid out in one block. For a livestock farmer, the boundary would need fencing provisions.

The offering

The farm is offered in five lots. Lot one is priced at €250,000. The three individual lots are all guided for €11,000/ac. These comprise of 21.4 acres (lot two), 34.3 acres (lot three) and 16.5 acres (lot four). The final lot is the entire at €1.05m, or €13,300/ac.
