A 73.5ac farm in Co Clare with a small commonage share has sold at auction for approximately €21,000/ac.

The holding is at Ballymacrogan, Ruan, and was sold by Sherry FitzGerald McMahon.

The property included a two-thirds share of 3.6ac of commonage. There was a farmyard with a five-bay slatted house, built in 2007, and a six-bay shed, built in 1993.

The farm was offered in three lots, but sold in the entire for €1.54m, substantially exceeding the €900,000 guide price. The auction took place at the Old Ground Hotel in Ennis.

The auction attracted strong interest from local and regional buyers, auctioneer Diarmuid McMahon said.

“To the best of our knowledge, this sale sets a new benchmark for land values in the county.”

The farm is located just outside the village of Ruan and has 175m of road frontage. It was offered with €11,500 of EU payments per annum, including €5,200 from entitlements.

Wicklow sale

Quinn Property successfully sold two small land holdings in counties Wicklow and Wexford. The first was 14.7ac at Gorey Road, Carnew, Co Wicklow. This land sits on the edge of Carnew village.

Bidding on the property opened at €220,000 and six bidders then competed. The property went on the market at €335,000, after which three of the bidders remained in the action.

The 14.7ac sold by Quinn Property is on the very edge of Carnew.

The land was knocked down at €415,000 to a local farmer with business interests. The price equals €28,231/ac.

Wexford tillage land

The second property was 17.1ac of tillage land at Askinamoe, Ferns, Co Wexford.

It opened at €225,000, went on the market at €330,000 and was knocked down at €341,000. The buyer is a local mixed farmer. The sale price equalled €19,941/ac.

Tipperary holding

GVM Limerick has sold a 25ac holding near Tipperary town at auction for €17,680/ac.

The land is at Rathkea, Mount Bruis. The auction was handled by GVM’s Tom Crosse - who hails from the area.

The bidding opened at €300,000, with one person in the room and another online competing. The land was placed on the market at €400,000 and, several bids later, was knocked down at €442,000.
