Rockwell Farm is to go on the market with a price tag of €21m or over €26,000/ac, the Irish Farmers Journal has learned.
The 805ac farm is one of the biggest in Co Tipperary and is being sold by the Spiritan order as part of its commitment to make redress to victims of sexual abuse.
Home to a former agricultural college until the early 2000s, the farm is a well-known landmark to farmers all over the country. The farm, which included sheep and tillage when it was run as a college, was later converted to a specialist grass-based dairy farm milking up to 650 cows.
The land is divided into two blocks and will be offered for sale by private treaty by Sherry FitzGerald in lots:
Lot 1 – Carrigeen on approximately 109ha (268ac) which includes two residences and a farmyard. Carrigeen is situated across the road from the lands at Rockwell Farm. The guide price is in excess of €6m.
Lot 2 – Rockwell Farm and Dogstown on approximately 217ha (537ac) to include the milking parlour and full farmyard with modern facilities. The guide price is in excess of €15m.
Lot 3 – The entire, to include Lot 1 and Lot 2 at Carrigeen, Rockwell Farm and Dogstown with a total acreage of approximately 326ha (805ac). The guide price is in excess of €21m.

The sale is being handled by Bobby Lloyd and Roseanne De Vere Hunt of Sherry FitzGerald.

High guide price
At €26,000/ac, the property is being guided almost 70% higher than the average price paid for land in Co Tipperary last year, which was €15,388/ac.
However that average masks an extremely wide range in prices recorded in the Irish Farmers Journal Land Report 2025. The highest recorded price paid for land in the county was €37,308/ac for a 65ac non-residential farm at Parkville, Clonmel. Parkville was bought by the Magnier family of Coolmore Stud.
In 2024, the trading under Holy Ghost Fathers, received a total CAP payment of just under €84,000. Its BISS payment amounted to over €61,000 of the €84,000.

Spiritan financial position
Brendan Carr, Spiritan provincial, last week confirmed that Rockwell was being sold as part of its commitment to make redress to victims of sexual abuse.
“We have been fully transparent about our financial position. The reality is we do not yet have the liquid resources required to begin issuing redress payments,” he said, noting the Spiritans would sell assets to create the required liquidity.
“Progress is being made and Rockwell Farm will be the first of these properties to be sold,” he said.
