The average selling price for farmland in Derry eased back by £165/ac, or 1.4%, last year – to settle at £11,237/ac. The Oakleaf County stays in fifth place across NI counties for land price.
Across the island of Ireland as a whole, Derry sits in the 20th position, down from 18th place in 2023.
Our records show that 1,829ac of land were offered up for sale in Derry during 2024. This is just 137ac more than the year previous. The area of land advertised for sale in Derry last year equates to 0.60% of the county’s total grassland and arable area.
There were 62 pieces of land publicly put on the market in the county last year, which makes the average lot size stand at 30ac. The figures are comparable to the year before, when 58 farms were offered up at an average size of 29ac.
We found just over a fifth of all properties on the market in Derry during 2024 included a dwelling house or an approved building site. The top price recorded in our survey was just over £19,000/ac for a small parcel of good-quality land located in the east of the county. At the other end, the lowest price was just over £6,500/ac for around 20ac of heavier land in the middle of the county.
The 2024 average land price in Derry is the third highest on record for the county. It is below the record high of £12,962/ac seen in 2022, but is ahead of the 2021 average of £10,543/ac.
There were no transactions in our survey in Derry last year, which made over £20,000/ac. We found 20% of sales were in the £15,001-£20,000/ac bracket and 32% were between £10,001 and £15,000/ac. Just under half (48%) of the sales in Derry during 2024 made under £10,000/ac.
