It was standing room only in the Woodlands House Hotel on Wednesday 22 July as Richard Ryan of GVM brought the hammer down on a 20ac residential farm which sold in two lots for a total of €855,000, including an 11.5ac parcel that made €26,000/ac.

Located in Curraghchase, Askeaton, Co Limerick, the farm includes a four-bedroom bungalow in walk-in condition, the adjoining compact farmyard with livestock handling facilities and 20ac of land.

Offered in three lots, buyers had the option of bidding on:

  • Lot 1 - the house and yard on 8.5ac.
  • Lot 2 - the abutting 11.5ac parcel.
  • Lot 3 - the entire.
  • Two in-house bidders went head to head on lot 1, quickly pushing the price from €450,000 to €540,000.

    Opening at €180,000, a flurry of intense bidding between an online and an in-house bidder saw lot 2 reaching €280,000, where it held.

    The compact yard includes a cattle crush and accommodation with lean-to.

    The entire failed to reach the combined €820,000 and following a brief recess to consult with the vendor, Richard Ryan returned to declare lot 1 and 2 on the market and lot 3 withdrawn.

    Bidding recommenced on lot 1, with the original two bidders continuing the battle to €555,000 where the gavel came down in favour of a local couple, who intend on making the farm their permanent home.

    Lot 2 followed in a similar fashion, as the initial bidders resumed their duel, with the hammer finally falling at €300,000 to the in-house bidder, who is from the general area.

    This represents a unit price of €26,000/ac, more than double the average county price as per the Irish Farmers Journal Land Report 2026.
