An excellent-quality residential farm set on approximately 83ac in Co Offaly is going for public auction early next month.

Conducted by Kearney Auctioneers based in Athlone, Co Westmeath, the auction will take place on 4 March at 3pm in the County Arms Hotel in Birr.

This is a significant holding at 82.7ac that is all in one block on the outskirts of Belmont. Auctioneer Francis Kearney described this as a property that you could farm 365 days of the year.

He said: “This is an outstanding farm with exceptional-quality land and a great depth of soil.”

Land type and access

Approximately 68ac are in grass with the balance of the land set with winter barley. The farm is exceptionally well fenced both internally and externally and there are a total of five entry points from the road. One of the entrances leads to a central roadway on the farm.

The circa 83ac at Ballylamon, Co Offaly, is all in one block.

There’s about 1km of road frontage on this property with almost all of this in the form of a stone wall. There are mature trees along the eastern side of this and mature trees and hedgerows also have a strong presence along the internal boundary also.

The land is divided into a number of large fields however there are a number of smaller divisions also.

Residence

On the southwestern side of the property, closer to Belmont, is a 1950s-constructed bungalow that is set just back from the road. Offaly infrastructure

This farm at the western side of Offaly is centrally located with a good road network nearby. It is at the eastern end of Belmont and the town of Ferbane and the N62 road are reached following a five-minute drive in the same direction. Athlone is within a half-hour drive from this holding with Tullamore a similar distance away.
