An interesting 48ac holding with a notable period cottage is coming up for auction next month. It is in a good location in Co Westmeath.

The property is Farra Cottage at Bunbrosna, about halfway between Mullingar and Edgeworthstown. It’s being sold by James L Murtagh Auctioneers and will go for auction next month.

Location

The cottage is just 150m from the N4, down a quiet cul de sac. It’s 3km from Ballinalack village and 15km from Mullingar.

This means it is about 13km from the N4 dual carriageway which leads to the M4 motorway. In today’s world, that’s certainly within commuting distance of the capital.

The 48ac is in one block and has road frontage on three sides.

Land type

Among the other positives of this property, the land is good quality and in one block. The farm is in permanent pasture, laid out in nine main fields with high hedge boundaries. It has road frontage on three sides including 260m frontage on the N4 plus frontage on two local cul de sac roads.

Another portion of the house, to the rear and with a corrugated sheeting roof, is believed to have been built at an earlier date.
