The Carlow land market has always been characterised by a lack of supply. In 2017, only five counties had less farms on the market than Carlow.

Big farms also don’t come to the market that often in the county. Last year, 30 farms were offered and of this total, just two were over 100 acres.

So when a farm of substantial acreage does hit the market here, people tend to take notice. The 126-acre residential tillage farm in Tomard near Leighlinbridge is a property that one could expect a high level of such interest.

Based in a prime location, equipped with the finest of tillage ground and including a residence (albeit in need of refurbishment), the farm is giving itself as good a chance as any to be sold at a solid price.

The farm

There are numerous selling points of this particular property. The location is ideal. Located beside the M9 motorway, it is an hour drive from Dublin. Situated just 15km from Carlow town, 5km from Milford and 7km from Ballinabranagh, it has easy access to numerous surrounding towns.

The other major selling point is the simply top-class ground that the farm possesses. The vast majority of the 126 acres is presented in tillage, with circa three acres of grassland.

Surrounding the land is a well-defined boundary of mature hedging, which would be ideal for a livestock or equine farmer.

Rented for the last number of years, it has been kept in excellent condition and the crop grown this year is a testimony to this.

The lots

The holding is being offered in three lots, including the entire. The first lot is the entire itself, with the second lot circa 103 acres. This lot includes the residence, the farmyard, the buildings and of course the land.

There is little doubt that the land is the star of the show here, but with investment and imagination, the potential to do something with the residence is not beyond the realms of possibility.

The house is in the middle of the holding, located next to the building and yard area. For this reason, those interested in the residence would benefit from the practicality of the property. In need of modernisation, it has three primary bedrooms and contains a hallway, front room, sitting room, kitchen and landing. It is a two-storey home. As you walk from the house you enter the yard which is relatively spacious. The outbuildings here are well-maintained and have galvanised roofs. In terms of access, leading up to the house is a half-kilometre roadway which is accompanied on one side by a mature hedge. To the other side is eloquent picture of one the field, close to harvest. Few sights are better in Ireland. The half-kilometre roadway ensures the privacy of the setting is top-class. For those willing to invest, they will do so in a peaceful environment.

Interest

On the surface, one would expect this farm to have more than enough selling points to get it over the line but in saying that, the land market is peculiar and auctioneer handling the sale Pat Gannon of Gannon Auctioneers, Kilkenny is refusing to be complacent.

In terms of price, it may be difficult to ascertain. Gannon says €13,000/ac, but history tells us that good-quality holdings in the county perform strongly.

For example, the excellent 65 acres Slyguff Lodge residential property offered by John Dawson of REA Dawson Tullow reached a climax of €1.52m or over €23,000/ac before the hammer fell back in early June. When good-quality holdings come up in Carlow, they tend to sell and sell well at that.
