A 28ac block of land with a derelict house on the Carlow/Kilkenny border has sold for €500,000. The property at Coolyhune near Graiguenamanagh was brought to auction by Donohoe Town and Country.

The auction opened at €300,000 and three active bidders then competed over several rounds of bidding. After multiple bids, the hammer fell at €500,000 to a local buyer. The selling price was equal to €17,857/ac. The guide price was €350,000.

The land is divided by a public road into two facing blocks and so has lengthy road frontage. The ground is predominantly in permanent pasture with a small portion under natural heather.

“Land in this area is rarely brought to market, making this a highly anticipated auction,” auctioneer Ed Donohoe had said. “The presence of a derelict structure also presents a potential future development opportunity, adding further value to the holding.” The auction was held on 27 June at the Step House Hotel, Borris.

This is the 44.6ac at Ballinruane, Co Wexford sold by PN O'Gorman.

Meanwhile in Wexford, a 44.6ac block of good land sold at auction for just over €23,000/ac. The property is at Ballinruane, close to the village of Ballycullane and it was sold by PN O’Gorman.

The holding is in one block and divided into five main fields. The land is in permanent pasture with a water supply laid on throughout the fields.

The bidding opened at €600,000. Two individuals then took the bidding to €1.01m, at which point it was declared on the market. After some further bids, the land was sold for €1.050m. The guide price was €16,000/ac to €18,000/ac.

The successful bidder was a local dairy farmer. “This result shows the continued and sustained demand for quality parcels of land in the 30ac to 50ac range,” auctioneer Ann Carton said. The auction took place in the Horse & Hound, Co Wexford.

There was plenty of active bidding in Westmeath as Sherry FitzGerald Davitt & Davitt sold a 60ac holding near Kinnegad, Co Westmeath at auction, in lots.

The holding sits on the R446 regional road, approximately 6km west of Kinnegad. The two divisions lie on each side of this road and each one has its own cattle handling and loading unit.

In the early bidding, there was just one bid of €790,000 for Lot 3, which was the entire. This was €5,000 higher than the combined bids on Lots 1 and 2.

Nonetheless, the vendors decided to sell the holding in lots, for which there were multiple bidders – and resumed the auction.

James L Murtagh sold this 28ac at Dunore, Multifarnham for €300,000.

Sherry Fitzgerald Davitt and Davitt sold this 60ac split holding at Rattin, Kinnegad, Co Westmeath - in lots.

Further bids were forthcoming for the lots. In the end Lot 1, 27ac, was knocked down for €400,000 and Lot 2, 33ac, was knocked down for €410,000. The final total of the two lots was €810,000 – so the vendors made the right choice.
