There was a large attendance at the recent auction of a residential farm in Co Limerick, but all the action came from online bidders.

The farm was at Ballynamona, Hospital, and it was put to auction by GVM Auctioneers at Kilmallock Mart.

The farm has good quality land, all in permanent pasture, and good road frontage. The two-storey farmhouse is in need of refurbishment and there are a number of traditional style farm buildings. The property was offered in the entire.

Opening bids

The opening bid, via the LSL platform, was €1m. Bidding rose in increments of €20,000 to €1.5m, at which point, after consultation with the vendors, it was placed on the market. There were no further bids and the farm was knocked down at this price.

The auction was conducted by GVM’s Richard Ryan, and EJ Mitchell Auctioneers were joint agents.

In contrast, a second holding auctioned by GVM was knocked down to a bidder in the room. The underbidder was online. This was a 30.5ac non-residential property at Cross of Knockane, Pallasgreen, Co Tipperary.

This farm was in permanent pasture and had a slatted shed, cubicle shed and outbuildings.

The 22ac with farmhouse at New Road, Moneenroe, Co Kilkenny was sold by Joe Coogan.

The €400,000 opening bid was made online. Two bidders in the room and one online then competed, with the land declared on the market at €550,000. The hammer fell at €600,000, equal to €19,672/ac. The auction was conducted by Richard Ryan and DNG Liam O’Grady were joint agents with GVM.

GVM sold 40ac of Corcas-type land at Coonagh, Co Limerick, for €260,000.

Joe Coogan Auctioneeralso had a successful auction of 22ac at New Road, Moneenroe, Co Kilkenny. This property included a two-storey, two-bed farmhouse and farm buildings.

Individual lots

The property was offered for sale in five individual lots. After a period of bidding, the total offered for the lots amounted to a combined €654,000, while the entire was making €655,000.

At this point the property was placed on the market and subsequently sold, in the entire, at €655,000. The price was equal to €29,772/ac.

The property was purchased by a local family. The auction took an hour to conduct with 46 individual bids made.

Meanwhile, Quinn Property sold a 35ac holding at Knockgreany, Co Wexford, in lots, for almost €28,000/ac. The land was adjacent to Coolgreaney village.

Sherry Fitzgerald Radford sold this land at Monachee Ramsgrange, Co Wexford.

After a number of bidding rounds, the total bid for Lots 1 and 2 reached €940,000 while the final bid for the entire was €910,00. Lot 3, the entire, was withdrawn and Lots 1 and 2 were declared on the market.

After four further bids, Lot 1 was knocked down at €140,000 or almost €32,200/ac.

One additional bid was made for Lot 2 and it was knocked down at €830,000 or €27,350/ac.

Sherry Fitzgerald Radford sold 57.1ac at Monachee, Ramsgrange, Co Wexford for €880,000. The land was in tillage.

Elsewhere, Murtagh Bros auctioned a farm at Killinure, Newtowncashel, Co Longford recently in a number of lots.

A 19ac lot sold under the hammer for €290,000 on the day.

A 40ac lot was withdrawn at €250,000 and sold afterwards for a higher sum.
