A beautiful Georgian house on 250ac is on the market near Nenagh, Co Tipperary. It’s Bellevue House at Coolbaun and it is on sale with Colliers by private treaty. It has a guide price of €4.8m.

Bellevue has a beautiful location on the eastern shores of Lough Derg, 18km from Nenagh. The house and estate have a rich history. However, it is the current superb condition of the house and courtyards that now stand out. These have undergone major restoration and refurbishment by the current owners.

The estate is approached through imposing wrought iron gates mounted between cut stone pillars with adjoining pedestrian gates. The main gate leads to a gravel avenue, with mature specimen trees, which runs for 1.2km to the front of the house.

Dating back to the 1750s, the manor house is seven bays, two storeys over a basement with three- bay side elevations. The main reception rooms are large and overlook both the grounds and Lough Derg.

On the first floor, there is a home cinema plus five bedrooms. In the basement, there are two large offices, a gym area with sauna, steam room, shower and toilet, and a wine cellar.

To the rear of the house is the main courtyard. A gated archway leads to the extensive walled garden with a gardeners’ cottage, currently used for storage. The walled garden is laid out in lawns with flowering shrubs and trees.

Alongside is the stable yard with a groom’s cottage and a number of stables and coach houses. There is a farmyard which has a three-bay haybarn with a lean-to.

The estate includes 2km of shore frontage on to Lough Derg. One impressive feature is a harbour with a traditional stone-built boat house.

The land is laid out as parkland pasture and paddocks, totalling c120ac, plus 50ac of mature woodland and 70ac of commercial forestry, which is mainly hardwoods. All forestry premium has now been claimed. The grazing land is let on conacre to a local farmer.
