The total includes 30.7ac of planted land, and a balance of c7ac which is unplanted due to overhead powerlines and setbacks.

The forestry mix is 90% Sitka spruce and 10% mixed broadleaves, the latter being predominantly birch. The forestry is rated as high yield class.

Approximately 7ac is not planted. It offers opportunities for other use, the agent says.

The land was planted in 2015. The annual premium is €6,344 with five premium payments remaining. The last payment will be for 2029.

There is also the ruins of an old building on the land. Paul Lafferty said that the unplanted 7ac could have potential for recreational use, a topic of growing interest to buyers.

A stream runs through the ground. The asking price for the holding is €200,000.
