A c165ac dairy farm and a separate c75ac block of mixed forestry and grazing are for sale near Belmont, Co Offaly. The combined holding has been brought to market by GVM Property and is going for auction in seven lots.

Newly set up about seven years ago, the dairy operation is very high-yielding, producing over 1.2m litres of milk with mostly zero grazing of maize and grass with the cows indoors. Preparations have been made for further growth.

The 108 cubicles are fitted with 50mm rubber mats on 40mm memory foam. The new GEA 16-unit double herringbone parlour has sequential bailing, suspended slatted floor, dual hot water cylinders, filtering systems, and hot and cold water lines.

Some minor works are required to complete the parlour, the auctioneers say. Milking was previously robotic.

Staff accommodation

There are two 30 tonne meal silos. There is partially completed staff accommodation with a bedroom, office and bathroom layout.

This farm comes with planning permission granted for four additional livestock sheds and silage slabs; planning granted for a new, spacious farmhouse; and an ongoing, live planning application for two anaerobic digestors. There is also c120ac of leased lands, with 15 years remaining.

The forestry land at Clonlyon Glebe was planted in 2011 and 2013 and has c44ac of mainly Scots Pine, Alder, and Norway Spruce. The guide price is €400,000.

The dairy land is in one block and a further land bank is leased in. The herd is largely zero grazed.

The auction takes place on Tuesday, 29 October. Lot 1 is c147ac with the dairy yard; Lot 2 is c15.9ac; Lot 3 is a residential site with planning for a c5,500 sq ft house and Lot 4 is lots 1, 2 and 3 combined.

Lot 5 is the c44ac forestry at Clonlyon Glebe and Lot 6 is c31ac of partially reclaimed grassland at Clonlyon Glebe. Lot 7 is lots 5 and 6 combined. The guide price for the dairy operation is €15,000/ac.
