A 91.5ac residential farm near Ballymahon, Co Longford has sold at auction for €1.6m. The holding at Forgney was offered in lots by James L Murtagh Auctioneers but went onto sell in the entire.
This farm, located just off the N55 on the Longford/Westmeath border, included a dormer-style bungalow farmhouse and a range of working farm buildings. The 1,993 sq ft dormer bungalow has eight bedrooms, four on the ground floor and four more upstairs.
The sheds included a four-bay round-roofed hayshed with a double lean-to, a three-bay slatted shed with central passage, a range of dry and general-purpose storage sheds, a silage slab with walls and good handling facilities for both cattle and sheep.
There were no offers for Lot 1, the farmhouse on 1.26ac at the auction on 24 July. Lot 2, 90ac, attracted 12 bids with a top bid of €1.075m. Lot 3, the entire, was then offered and two bidders competed, bringing the bidding to €1.575m – higher than the total offered for lots 1 and 2. After consultations with the vendors, Lots 1 and 2 were withdrawn, Lot 3, the entire, was declared on the market and further bids were invited. There was one further bid and the property was knocked down at €1.6m. The successful bidder was Co Westmeath auctioneer Dennis O’Roarke, acting in trust for a farmer client.
At the same venue, James L Murtagh Auctioneers then offered a separate 30ac block of land, some distance away from the first, but owned by the same vendor.
Two bidders competed for this parcel of land until it was withdrawn at €380,000. Negotiations were then held with the highest bidder and the land was subsequently sold at a price understood to be close to the €450,000 guide price.
In this case, the land was bought in trust by Meath auctioneer Thomas Potterton, again acting for a farmer client.
